Counted from Dubai Land Department's buildings register: 223,701 villas and townhouses, each one flagged.

The freehold and leasehold counts cover every villa in those areas. The citizens’ areas count is a floor: those homes only reach this register when they are recorded with DLD, mostly for renting out, so the true number is higher. Freehold villas sit in 64 DLD areas; citizens’ villas are spread over 151.

Abu Dhabi has no public register like this, so it cannot be counted. The logic is the same: a villa inside an investment zone is freehold for any nationality, and a villa outside one is for UAE and GCC nationals.

Foreign buyers can own freehold only inside areas the Ruler has designated. Almost every master-planned villa community sold to expats sits in one.
Leasehold
Leases of up to 99 years, and usufruct rights, exist in a few designated areas. Outside the designated areas only UAE and GCC nationals can own.

Abu Dhabi

Freehold
Since April 2019 foreign buyers can own freehold, land included, inside investment zones such as Saadiyat, Yas, Al Reem, Al Raha Beach, Al Reef, Masdar City and Hudayriyat.
Leasehold
Before 2019 foreigners held villas there on 99-year musataha or usufruct rights, and older contracts can still be on those terms. Outside the zones, ownership is for UAE and GCC nationals.

Dubai Land Department files townhouses and villas under one type, “Villa”, so Dubai’s official records cannot split them. Abu Dhabi’s can.

Beachfront

Nobody publishes a single count of beachfront villas. These are the island and beach addresses with a known size.

Also beachfront, without a published villa count: Jumeirah Bay Island, Jumeirah Asora Bay and Dubai Islands in Dubai; Nawayef and Nobu on Saadiyat, Ramhan Island, Jubail Island and Hudayriyat in Abu Dhabi.

A median moves when the mix of homes sold changes, not only when prices do. Jumeirah Village Triangle shows +43% on this measure and is left out for that reason. All Dubai ready villas together: AED 1,476 per sq ft, up 8.5%.

DLD

ADREC does not publish villa price growth community by community. Press reports put Yas Island and Saadiyat Island villas up by 10% to 15% over the year, with Saadiyat the most expensive.

Villas and townhouses, A to Z

Villa or townhouse

A villa stands alone on its own plot. A townhouse shares one or both side walls with its neighbours, so the plot is smaller and the price lower. A “semi-detached” or “twin villa” shares one wall.

Plot and built-up area

The plot is the land. Built-up area (BUA) is the floor space inside. Price per sq ft is usually quoted on BUA, so a big garden makes a home look expensive per sq ft.

Freehold

You own the home and the land with no end date, and can sell, rent or pass it on. For foreign buyers this is only possible inside designated areas in Dubai and investment zones in Abu Dhabi.

Leasehold, usufruct, musataha

Rights to use a property for a fixed term, up to 99 years. You do not own the land. Resale value falls as the term runs down, and banks lend less readily.

Off-plan

Bought from the developer before it is finished. You pay in stages and the money goes into an escrow account that the developer can only draw on as building progresses.

Ready or secondary

Finished and transferable now. You can see it, rent it from day one and take a normal mortgage, but you pay everything at transfer.

Oqood

Dubai’s registration of an off-plan sale. It proves the unit is yours until the title deed is issued at handover. Check it exists before any resale.

Transfer fees

Dubai: 4% of the price to Dubai Land Department, plus small admin and trustee fees. Abu Dhabi: 2% of the price. Agency commission is usually 2% on resale.

Service charges

The yearly fee for running the community. Villas are charged on plot or built-up area, and it is far lower per sq ft than in a tower, but you pay for your own garden, pool and AC upkeep.

Payment plan

The schedule for an off-plan purchase, for example 60/40: 60% during construction, 40% at handover. A post-handover plan lets you keep paying after you get the keys.

Mortgage

For expats on a ready home, banks lend up to 80% below AED 5m and 70% above it on a first property. On off-plan the cap is 50%.

Golden Visa

Property worth AED 2 million or more can qualify the owner for a 10-year residence visa. Mortgaged and off-plan homes can count, under conditions.

Handover and snagging

At handover you inspect the home and list defects for the developer to fix. Use a snagging company. The developer is liable for defects for a year, and for the structure for ten.

NOC

A no-objection certificate from the developer, needed before a resale. It confirms service charges are paid.

Title deed

The ownership document, issued by Dubai Land Department or by Abu Dhabi’s land registry. It states whether the home is freehold or leasehold. Always read it.

Net yield

Yearly rent, minus service charge, upkeep and empty months, divided by the price plus fees. Villas usually yield less than apartments and gain more in value.

Dubai: Dubai Land Department and its agency RERA. Abu Dhabi: the Abu Dhabi Real Estate Centre, ADREC.
