Masaar is a gated forest community on the Sharjah side of the Dubai border, built around a green spine of more than 100,000 trees. Masaar 3 is its newest stage, sold in phases; the fifth phase, Layan, launched on 5 April 2026. Arada says homes here are typically priced 40 to 60% below comparable villa and townhouse communities in Dubai.
